OUR SERVICE AREA

New York City commercial streetscape with office towers and street-level trafficLocal knowledge. Personal attention.
A local starting point

Local details belong in the coverage conversation.

A building address is more than a mailing location. Construction, surrounding uses, and occupancy shape a carrier's questions. For a business, work locations, vehicle garaging, and customer expectations matter too. These pages highlight details to bring to your coverage conversation.

Ocean Blue Insurance Agency has one office: 112-20 Beach Channel Dr, Rockaway Park, NY 11694. We do not have branch offices in the other areas listed here. Adam or Peter can review documents and discuss coverage by phone or email, so you can begin without arranging a trip to Queens. We have served clients since 1989 and remain an independent brokerage.

Our two focus lines are landlord insurance and business insurance. A property owner may need both when a separate company operates inside the building. A tenant may need business property and liability coverage without owning the structure. Start with who owns what, who does the work, and which legal entities appear on your current policies. That makes the regional discussion useful rather than simply changing a place name.

The details of your area

Find the area that matches your operations.

Queens & Rockaway

Our home borough brings together neighborhood storefronts, apartment buildings, and coastal properties. The Queens page explains our office location and Rockaway considerations. A waterfront address deserves a separate discussion about flood, wind, and water-related exclusions rather than an assumption that all water damage is covered.

New York City

Businesses and building owners across Manhattan, Brooklyn, the Bronx, Staten Island, and Queens work within dense neighborhoods and varied property arrangements. Leases, deliveries, shared entrances, and work at customer locations can matter as much as the industry description on an application.

Long Island

Nassau and Suffolk include village shopping streets, suburban office space, industrial properties, and shoreline communities. Tell us whether your business stays within one county or sends crews and vehicles across the island. Coastal and inland locations can need different property questions.

Westchester

Hudson River communities, Long Island Sound towns, and inland commercial centers do not all share the same exposures. Older mixed-use buildings, professional offices, and contractors serving multiple municipalities need a clear description of property use, contracts, and travel.

New Jersey

Our New Jersey overview connects business owners and landlords with dedicated local pages for landlord insurance, commercial auto, and general liability. Municipal requirements, vehicle garaging, and contracts deserve a New Jersey-specific review rather than a copy of a New York application.

Connecticut

Fairfield County businesses, Hartford-area offices, and New Haven-area properties can have very different operations. Older rental buildings, professional services, and shoreline premises need the details of the actual location. We discuss Connecticut work alongside any operations elsewhere in the region.

Coverage at a glance

The pieces we review with you.

Buildings and rental income

Review building limits, occupancy, and rental income after a covered loss. A lender's requested limit is not automatically a complete rebuilding estimate, and waiting periods or restoration limits can affect income coverage.

Business property and income

Identify stock, equipment, tenant improvements, and the period a business could be interrupted after covered damage. A landlord's building policy does not automatically protect a tenant's contents or revenue.

Liability and contracts

Share leases, customer contracts, and certificate requirements. General liability, additional insured endorsements, and umbrella coverage have different roles. A certificate is evidence of insurance, not an amendment to the policy.

People and vehicles

Discuss employees, subcontractors, business-owned vehicles, and personal cars used for work. Workers' compensation and commercial auto need their own review, especially when work or drivers cross state lines.

Gaps and requirements

What deserves a closer look.

  • Flood, sewer backup, and wind damage grouped together without checking separate exclusions and deductibles.
  • A second work location, new tenant, or renovation left out of the application.
  • A contract accepted before confirming that the requested insurance endorsements are available.
  • Coverage discussed only for the headquarters even though employees and vehicles work elsewhere.
A useful place to start

What to have ready for a quote.

  • Upload current declarations pages, endorsements, and any lender or contract requirements.
  • List every property, work location, and state where your company operates.
  • Describe building occupancy, business activities, payroll, sales, and vehicle use as applicable.
  • Include renewal dates, prior loss information, and any planned changes before coverage begins.
How Ocean Blue helps

Talk through the details with Adam or Peter.

We ask about the actual operation before reviewing available markets. Location-specific information helps us discuss differences in limits, exclusions, and eligibility. We explain insurance wording, while your attorney or the relevant public agency should address legal obligations and local approvals. Your policy wording controls whether a particular event is covered.

Use the Magic Box below to send your current documents, or call us to talk through where you operate. The pages linked here are starting points, not a claim that one standard policy suits the entire region. Tell Adam or Peter what is changing so the coverage conversation keeps pace with your building or business.

A little clarity

Your questions, answered.

Insurance shouldn’t leave you guessing. Here are a few things you may want to know.

Does Ocean Blue have offices in every area listed?

No. We have one office in Rockaway Park, Queens, at 112-20 Beach Channel Dr. We serve other listed areas from that office by phone, email, and document review. These pages describe service areas, not branch locations.

Which states is Ocean Blue licensed in?

We are licensed in NY, NJ, and CT. Tell us about work or properties outside those states before assuming we can arrange coverage for them. The carrier also needs the full picture of where you operate.

Can you review a business with locations in several states?

Yes, we can discuss operations across our licensed states. Share the addresses, employee activities, vehicle garaging, and contracts for each location. One mailing address does not tell the whole underwriting story.

Should a landlord use the regional page or the coverage page?

Both can help. A location page highlights local context, while a specialty page explains coverage for a particular building type. Send your policy and actual occupancy details so we can connect those discussions.

Do I need to visit Queens to request a quote?

You can start remotely. Upload your current policy through the Magic Box or call 718-709-5000. Adam or Peter will explain what else is needed and how to share documents for your particular request.
