INSURANCE ACROSS THE FIVE BOROUGHS

Insurance for New York City buildings and businesses.

We are serving New York City from our Rockaway Park office, licensed in NY, NJ, and CT. We help building owners and businesses connect the details of city life with practical insurance questions.

New York City commercial streetscape with office towers and street-level trafficLocal knowledge. Personal attention.
A local starting point

Different boroughs. Different working details.

Commercial insurance in NYC starts with how you use your space and what happens outside it. A street-level retailer, a contractor visiting occupied apartments, and a company operating from an office can all face different liability and property questions. The application should describe the full business, including delivery work, installation services, and locations that are not your mailing address.

For landlords, building age and occupancy deserve the same attention. An apartment building with ground-floor retail needs a discussion about both residential tenants and the commercial business downstairs. A co-op or condominium board needs to distinguish the master policy from unit-owner responsibilities. Insurance terms do not replace leases, governing documents, or advice about building compliance.

Ocean Blue Insurance Agency has one office at 112-20 Beach Channel Dr, Rockaway Park, NY 11694. We serve all five boroughs from there, not from separate offices in Manhattan or Brooklyn. Adam or Peter can review your current coverage remotely and ask about construction, maintenance, and business activities before discussing available options.

The details of your area

A borough-by-borough starting point.

Manhattan

Storefront leases, office fit-outs, and work inside occupied buildings bring contract requirements into the insurance conversation. Discuss tenant improvements separately from movable contents. If a client or managing agent requests additional insured status, send the actual insurance requirements rather than only the requested certificate holder name.

Brooklyn

Row houses, mixed-use corridors, and converted commercial spaces can create varied ownership and occupancy arrangements. Tell us about basement use, roof access, and renovations rather than relying on the property's familiar label. For restaurants or workshops, cooking, fabrication, and delivery activities deserve their own descriptions.

The Bronx

Apartment properties, neighborhood businesses, and industrial operations need different coverage reviews. In larger residential buildings, elevators, heating equipment, and shared areas can affect the application. Businesses using warehouses or service yards should describe storage, equipment, and work away from the premises rather than only office activities.

Staten Island

Detached and small multi-family properties sit alongside retail centers, contractors' operations, and commercial premises. Vehicle garaging and trips across bridges can be part of the business description. A coastal property also needs a flood discussion; do not assume distance from Manhattan determines whether a location has water-related exposure.

Queens

Our home borough includes Rockaway coastal properties, apartment neighborhoods, and busy commercial corridors. Retailers, trades, and professional offices operate alongside residential buildings of many sizes. Visit our Queens page for local office information and a closer discussion of Rockaway property considerations, including separate flood and wind questions.

Coverage at a glance

The pieces we review with you.

Building property

Review reconstruction assumptions, building systems, and lender requirements. Older construction and improvements can affect the information needed for replacement-cost coverage; market value and the cost to rebuild are different measures.

Premises and operations liability

Discuss entrances, sidewalks, deliveries, customer visits, and work performed elsewhere. Responsibility for a shared area may depend on arrangements that need to be described accurately to the carrier.

Rental and business income

A covered building loss can interrupt rent or business revenue. Waiting periods, restoration periods, and covered causes matter. These protections should be reviewed separately for the property owner and business tenant.

Contract-driven coverage

Landlords, managing agents, and general contractors may request endorsements and higher limits. Certificates cannot create missing coverage. We review the request alongside the policy, including any umbrella conditions.

People, vehicles, and advice

Workers' compensation, commercial auto, and professional liability address exposures outside a basic property and liability review. Tell us about employees, business trips, and professional services rather than assuming a package includes everything.

Gaps and requirements

What deserves a closer look.

  • Flood, water backup, or equipment breakdown assumed included because the building policy is broad.
  • Renovation work or changing commercial tenants not reported before the operation changes.
  • Additional insured requests accepted without checking ongoing and completed-operations endorsements.
  • Business income limits based on last year's revenue without reviewing recovery time and continuing expenses.
A useful place to start

What to have ready for a quote.

  • Current policy forms, declarations pages, endorsements, and recent loss information.
  • Building addresses, unit counts, tenant uses, and updates to roofs or building systems.
  • Business sales, payroll, vehicle use, and a complete description of services.
  • Lender requirements, leases, job contracts, and the deadlines for certificates or renewal.
How Ocean Blue helps

Talk through the details with Adam or Peter.

NYC building and business requirements can involve more than one department or contract party. Confirm permit, occupancy, and inspection obligations with the relevant city agency or your qualified adviser. We discuss the insurance portion without making legal conclusions about a project. Your policy wording controls, including exclusions and conditions that may affect particular work.

If your company sends crews to New Jersey or has another property in Connecticut, tell us before we approach carriers. Cross-state operations should not disappear behind a New York mailing address. We help organize the details and compare available terms rather than treat a certificate as the entire coverage decision.

Start with the Magic Box below or call Adam or Peter. As an independent insurance broker serving NYC since 1989, we focus on a clear account of what you own and what you do. A meaningful review starts with the actual building or business, not a promise that one form fits every borough.

A little clarity

Your questions, answered.

Insurance shouldn’t leave you guessing. Here are a few things you may want to know.

Can you serve all five NYC boroughs from Queens?

Yes. We serve Manhattan, Brooklyn, the Bronx, Staten Island, and Queens from our single Rockaway Park office. You can begin by phone or upload documents without visiting an office in another borough.

What insurance does a NYC business usually need?

The discussion often includes property, general liability, and business income, with separate review of workers' compensation, auto, and professional liability. The right combination depends on activities, employees, contracts, and the space you occupy.

Does my landlord's policy cover my NYC storefront?

Do not assume it does. Your contents, improvements, liability, and interrupted revenue need their own review. Share the lease so we can distinguish your insurance responsibilities from the building owner's coverage.

Can you review an apartment building with commercial tenants?

Yes. Tell us about residential units and each commercial tenant's actual operations. Restaurants, retail, and other occupancies may raise different questions about property, liability, and tenant insurance requirements.

Does a NYC insurance certificate satisfy every contract?

No. A certificate summarizes coverage. Requested endorsements and limits need to exist in the policy, and availability varies. Send the contract requirements before work starts so we can review the insurance wording.
